It's good size - 1.67 acres, I'm 99% sure there were no encroachments.The B-II Requirements includes a clause:  "Any encroachment, encumbrance, violation or adverse circumstance affecting the Title including discrepancies, conflicts in boundary lines, shortage in area, or any other facts that would be disclosed by an accurate and complete land survey of the land, and are not shown in the Public Records."

now if you have money and jump into investing you don't really need sales skills but if your the no money no credit I am going to be a wholesaler if you have no sales skills I believe you have little to no chance other than the deal that falls off of the pumpkin truck

My suggestion is Realtor because you can always take classes on appraisal techniques and, for the most part, appraisers gain a smaller skill set since they don't have to do marketing and sales.
