Here's an example of how we write our notes for private money investors: 10% annual interest, 1 year term, early payoff permitted, no monthly payments. 1 year is really just to be safe but we'll repay in 6 months or less(meaning we pay 5% in interest).

If you're doing something major like moving walls, adding a deck, or doing extensive electrical, I'd get a permit and ask for help from a licensed, experienced contractor. 2) Look in the Education section for business plans. 3) I'm not sure about the transfer piece but I bet you can find your answer in the forums.

Hey Rene, as far as I know, RUBS is not permitted for units that fall under the Rent Stabilization Ordinance (A.K.A. rent control), but, submetering is an option that should be allowed.
