Unless you can pinpoint why the appreciation isn't organic, calling a market turn based on price alone is a loose speculation. 

Short sales are speculative so they don't always work out and at times they do great though.

I have never brought based on speculation and don't plan on doing so in the future either.

So without knowing all the details, its a bit of a game of supposition in terms of giving advice. 

But some are speculative...

Don't time the economy, but constantly learn about it Invest by what your investment market tells you is working, don't try to fit what you want to do into the marketvolatility is unpredictable, but interest rate increases aren't speculative, they are announced. learn the greater fool theoryplay the long game, you don't have to get rich in the next 24 months to be successful.

If I get the appreciation, great, icing on the cake -but when you get into looking at buying for appreciation, you're more of a speculator at that point.

They don't give two hoots about the profit of one speculative RE investor.

What's scary is if Fed decides to have 5% FR for long time, that would be suicidal, so i'm ok with the waiting game rather than speculating lol.

Even with tenant paying the 11+ years of a mortgage, the growth seems speculative and if the economy shrinks, we are stuck again.
