Where do I locate hard money lenders in the state of Arkansas or near by and would experience be a huge problem when it comes to creating the partnership?

Hi Juliet,Most lenders only offer HELOCS on primary residence.

@Trevor Crabtree- thanks ....before seraching to hard- if you need to use  financing - get fully pre approved with a lender ..its  free and  easy  and this will educate you /  organize you and  prepare you . 

It seems from my experience so far with most lenders ,they will roll back in depreciation expense to find loan eligible income but that is it. 

- Find a private lender to fund the downpayment- Find a partner to provide the capital, while you provide the knowledge and experienceHope some of these helped.Happy investing!
