If you were to jump off the deep end it would be less stressful to put it in the hands of a professional and you can bypass the learning experience.The second issues is money - it typically takes a LOT more money to buy a larger complex. 

That would include things like wheelchair ramps, grab bars, hand rails, etc. 

I see that there are a handful of insurers that specialize in this type of underwriting from a simple Google search, but I'd be curious to hear about your success!

Ok thank you what I’ll do is try to shop Lenders and try to explain my situation before hand so each lender won’t have to run my credit.

Currently taking a look at finding some meetups to see if I can find some part time work under a real estate investor and get some more "hands on" experience in this business.I've been scouring the listings to see whats in the Greenville SC area. 

I have a similar situation as you (too busy with work to be more hands on).

As far as being a SFH or MF city, I believe it is a more lenient towards SFH but if you can manage to get your hands on a MF unit at a decent price, it can be well worth it.

ALWAYS verify info on an application.....newsflash....tenants lie.......Best hope is that you can nullify the lease based on false info.....you may have a professional deadbeat on your hands....good luck....get a lawyer.....
