For the middle of the country, you have got to get it put on a combo of trucks and trains and sent across the country and shipping costs by weight add up pretty quickly on really heavy items like granite slabs.

If you are wholesaling a property and need to close faster than that what is the procedure?

Staging the property is something else to consider to help it sell faster if you haven't already done that. 

It seems to me that folks pay better on a lease option and you can get them out faster if they stop paying. 

I did on our first go around and learned real quick that contractors are much faster, I don't wake up sore, and I can get the same satisfaction by watching the rehab come to life standing on the side lines!

Do you think your PM is lying to you about stage of completion or do you really think that your presence is all that's required and that you looming over things will make people work faster?  

I think your experienced investors are just going to be able to evaluate deals and pull the trigger on a property faster than your average buyer. 

Some landlords are willing to pay a premium to get their rent checks faster.  

We can definitely ship faster than 4-6 weeks. 

Timeline doesn't really put a weight in it.
