The basic methods of advertising that have been sugguested have been Craiglist , the local classifieds, premise sign and a few rental websites.

Doing that is more for plumbers or car repair places, or places where there are a ton of them listed, and that ad is their MAIN method of advertising.

In general..you will learn marketing/advertising(both online and offline), lead generation stratagies, pre-screening, acquisition strategies, exit strategies and negotiation gambits for buying, selling and holding.

What type of advertising are you doing?

By updating, I mean simple things like trendy paint colors (pale grays, browns, etc...), painting over interior exposed brick around the fireplaces, neutral colored carpeting instead of the stained pastel blue carpeting, painting honey brown cabinetry white, replacing beat up brass light fixtures with inexpensive nickle or chrome fixtures, etc...

If they are ok just dated that is different but if they have cracked tile , or vivid and trendy 1960s look update them.

This rougher area is next to downtown where new lofts and trendy apartments are being built, well out of the price range of the clients in the rougher area.

I was advertising a new rental, and had one woman come in -- I could tell she was one of those crazies the moment I met her.

There was a guy at the last REIA meeting/convention I was at that was advertising a system for just that.
