I don't like to pay full price for improvements that I plan to make.It is great that a $30,000 improvement can make such a difference in the NOI.I am surprised that the expense ratio will only be 37% after the improvements.Good Luck.Bill

If not you might be surprised by some of the things that can trip you up.  

Don't be afraid to ask question and post comment because you'll be surprise of who is willing to lend a helping hand. 

I was very surprised and interested to recently read that basically not all service animals are in the same category.The highest level is a certified animal who has gone through rigorous training and specifically helps an individual with a PHYSICAL (not emotional) disability. 

Surprised to learn that EQ insurance does not cover retaining walls.

I just like the book (I am not being paid to endorse it) and I am pleasantly surprised how informative it is without the hype you get from the gurus.Bottomline - get yourself educated before investing.

As I'm sure you know the wait period for short sale increased from 2 to 4 years, I thought I was good to go, got an unpleasant surprise!

Sometimes you get surprised and it ends up being way less than you would have imagined.
