Birmingham and Huntsville are very strong rental markets that provide good cash flow and appreciation.

Like, one of my colleagues mentioned on the post the insurance component has changed with the limited amount carriers providing coverage in the state. 

Maybe it’s the case that you can dispute the appraisal a bit and find better comps if you truly believed you were shorted on the value and also the rent, but be prepared that by providing other suggestions to an appraiser may not ultimately yield you any success because what’s happening is basically telling appraiser that they are bad at their job.  

Is that something their agent would provide or a risk I have to take?

Some agreements provide for termination with good or at-will with payment of a termination fee.

Legally, they may have the right to exercise the ""due on sale" clause, but I would review your mortgage, possible consult an attorney and/or your servicer to understand if they ever enforce this.Stepping back, putting title in an LLC may not provide as much protection as you think.
