I ask guests to take out their trash before they leave, and run the dishwasher, so there are no dirty dishes, food or garbage left out.

I ended up with a true landlording experience...including, section 8 inherited tenant, not paying her portion, 4 kids, doesn't pay bills, no phone, gets garbage pickup turned of by not paying...puts garbage in shed until code enforcement finds it.

So I paid $7,000 and then $8,000 for two garbage programs, one that folded three weeks in stealing my money and removing all their content from online, the other was just a hoax. $15,000 down the drain that could have been used towards the down payment on another property.
