My experience was the tenants who were afraid they'd have to move were obviously sabotaging showings, leaving toilets unflushed, food in the sink, garbage can overflowing, etc., although for all I know, they really live like that and that's the reason the owner wants to sell in the first place.

I ended up with a true landlording experience...including, section 8 inherited tenant, not paying her portion, 4 kids, doesn't pay bills, no phone, gets garbage pickup turned of by not paying...puts garbage in shed until code enforcement finds it.
