He did fantastic work at a good price and is the first call now but it took 2 months to find him.

It's fantastic that you are already planning ahead because house hacking is that powerful, especially here in Denver. 4 unit multifamily properties work best from the numbers compared to 2-3 unit properteis, so that's great you have already have a goal in mind.  

And that's a well earned, fantastic loan program to buy it under when you do.

The cost of living is much lower, housing affordability is much better than the east and west coasts, as we were able to buy a house in a fantastic school district (I mean 10 score) for a quarter of what we would have to pay in a nice part of MD, and it is always sunny here in Texas ☀️ So, I think this mass exodus is going to continue regardless of how beautiful CA is, as if people can't afford to leave there they will move.

Atlanta is a fantastic market for all those reasons you listed, plus many more.
