Turns out she had it listed with a realtor for 6 months, realtor inflated the price to get there commission (which happens a lot) , she just ended the contract and was about to rent it anyway so when I said why dont you rent it to someone that will take care of the day to day repairs then buy it?

I play in Box Elder and Weber and Buy and Hold, I think it has worked out fine for me, need to remember you make money on the purchase...so you have to be careful make sure the numbers work with the rents in the market.

Some lenders wont care and wont ask where the gift giver got the money from..  

It sounds silly but the courts only cared about whether there was consideration --- they didn't necessarily care if the consideration was "adequate." 

Would love any advice people care to share. 

Some people care more about appreciation or a mix of both.
