Our calculation is that w/ a 5% - 6% cap rate, and let's say we barely breakeven on cashflow, it would still be beneficial for us to use the garage for storage.

At bare minimum you have a locked in 30 fixed cash-flowing property while rents keep rising and inflation grows (Even if prices drop in the long-term they will always rise higher)

Most banks like to see 1.1 : 1 bare minimum but as an investor you'd love to be much higher.If you wanna figure out what the loan payment would be for you on your exact property I can do it for you so you can compare that number to the monthly rent.

It didn't bother me because I could barely see them, but a bunch of neighbors tried to get them kicked out of camping/RVing on their own lot because it was prohibited in the CCRs.I don't know how it turned out because I wasn't active in the HOA.
