In the 6-9 range, even though these are commercial from a lending perspective, you are sort of the middle ground of what I consider true commercial owners/investors and mom and pop owners.Sources you can use: LoopNet and MLS.

I hope to buy more on the West side of Indy but there is more inventory on the East side, such as Irvington like others have mentioned.There is a great FB group specifically for Indy OOS Investors, I encourage you to search for it.
