Basically if you're in the upper credit tier it's not too difficult, and no sense in paying someone to do it.Regarding the company, I've been following the misc posts for a while, everyone does say starting out it uses your personal credit to start, then they open business lines.Personally for RE, I don't see it as a great model. 

After a year living rent free I could have some money saved up again but still won’t be enough to buy a fixer upper outright and BRRRR (Without doing the math) and I wouldn’t be able to qualify for another FHA loan presumably.

For example, I upper the rent on a tenant and offered storage space so they saw added value for the increase.

Assuming the data is accurate, it could give you a leg up, but the counter is that prices in those areas are higher.  

Before this I made about 170k on the 3 previous homes I bought fixed up and sold.I see a decent opportunity to buy a fixer upper and have it turned around pretty quick.What's the best option I can use/present to get financing on the project.
