I've heard of a Land Trust but don't know anything about that.Also for 2024 if you have an LLC you need to file additional paperwork for the Corporate Transparency Act or face fines from the IRS. 

Remember, transparency with lenders, a strong financial plan, and responsible debt management are crucial.

As usual I would say they are not perfect but they get the job done, reputable and transparent. 

Considering your options, #1 seems like a practical choice – being transparent with your tenants about the situation and proposing a reasonable rent increase.

I do have a question for you: Why is it that there is no transparency with regard to quotes for setting up prospective clients? 

Transparency, Integrity, Honesty, and putting the client's needs above your own are the recipe for building a great reputation and having repeat business.

Turn key providers are a good one stop shop option, if they are being honest and transparent about the marketplace you are looking into and the product they are selling (pros and cons, etc).
