Who will stock trash bags, soap, etc.I used to rent by the room on OSU campus, I was making alot of cash flow, but I realized, after paying utilities, and common room stock it was comparable to renting out the entire place, and way less of a management headache.

But I do have soap and sinks!

Supplies = soap, towels, t.p., laundry detergent, dish detergent, paper towels, etc.

Consider what amenities you'll offer: coffee, shampoo, soap, etc.

Who's paying for TP, and paper towels and dish soap? 

I'm celebrating my 1 year anniversary of our Property Management company on April first and I can honestly say, I had no idea what I was in for on this front.  

Last Saturday marked the 1 year anniversary of the purchase of my first investment property.

Do things like get a monthly house cleaner and consider getting communal supplies (toilet paper, soap, etc.) delivered to the house monthly.

@Jason Dalka Interesting that you mention Short North...I just saw an anniversary article about how the Short North Posse was the last gang with a stronghold in the area...the cops smoked them out and it was a 2-year effort to arrest them all after they relocated to Italian Village/Weinland Park.I hear you on the Cleveland front...I am pulling for the city to make a recovery (same with Dayton), but the driver for sustainable transition is yet to be discovered.

Some tenant relationships can be so drama filled that it's like watching a soap opera.
