So, my understanding is I can add my own addendum with specific rules, such as "no smoking while hanging out of the window" as an example. 

The smoking deals I just had to cover the carrying costs.

When you replace them the new ones likely wont' match exactly, age, smoke and whatever will have stained the original.

If fire was primarily in one bedroom, but smoke damage effected whole unit, does that call for removing/replacing of all sheetrock? 

It starts with an application form, lease form, ruels and regulations, smoke detector, pet agreements, move out checklist and five day notice to name a few.
