It sounds like a single family house where you will be living in the house(personal use).Therefore, you may not be getting the tax benefits you think you are.Consult an accountant.I am not sure why your sister would agree to this as well, she is losing $170,000 in this transaction and she faces the possibility of you increasing her rent.You also have to charge market rent or close to market rent or it is all deemed personal use.

I think it would be better to have them do a hard pull if you already started getting a few hard pulls - I believe they will all be categorized into just one hard pull if you do them within the first 2 weeks but am not too knowledgeable on the subject.

You can increase returns with leverage (that is a mortgage) or with value add (renovations, additions etc).I think cap rates (rents minus expenses divided by purchase price) on commercial and industrial is higher with less work involved, but its more expensive than I can afford--so I know next to nothing about that land.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Our attorney told me just return the money as the brain damage of going to court and potentially losing (court is really just rolling the dice - small claims court is not about justice and the law but what the "judge" thinks is "fair") is not worth the possible gain.We always sign a lease and any funds paid are first applied to rent and the SD is collected last.

We were hoping for another 5-star to start with an official 5-star review but we got the review that kills, a 4-star bringing us down to 4.67 below the direct competition and also with a content that I think could prevent further bookings.
