If you are in an area where foundations shift (like Austin, TX), the tile will crack.

I would start with reading Rich Dad Poor Dad, it's a good tool as it will shift your perspective on money as well as teach you a lot of tips that helps other wealthy people stay wealthy. 

In other words, if you put one in your offer it will probably not get accepted.I had one shift on me, because they used a piece of 2x4 under a segment, must have not had enough stone. 60 years later that 2x4 was rotten away, the pipe broke and was 50% offset starting to catch solids (you know..).

I was thinking of speaking with a LL attorney from the state to see what advice they may have for me.Is there anything that you incorporate into your lease whether that it is provisions for insurance/liability shifting?

In the end, I prefer the long-term rental route with a good tenant though and over time when I start traveling for extended periods again, I will likely shift them back to long-term.I personally, would not purchase a property for the sole purpose of being a vacation rental - it's just not part of my investment strategy though, I have met people who do quite well with that model. 

I haven’t ruled out another W-2 but my body could no longer handle 3rd shift.

@Kyle Litz are you still using REIPro or did you cancel after the free trial and shift to something else?

So needless to say I am wanting to shift my focus from single family homes to boat and RV storage.I have so many questions...and where to start.  

With that being said, I have shifted my focus to multifamily and apartment complexes outside of our state and/or across the state in hopes of leaving behind the outrageous insurance rates.
