@Maurice Smith 2nd vote for RL Management.Regarding owner payout timing, it's easier to pay sooner for Class A rentals, because the tenant payments are more consistent.As you go from A to B, to C, etc., tenant payments are LESS consistent, so many PMCs opt to pay owners later.

My experience is on the finance side of Section 8 rentals - I helped one of my clients last year do an 80% cash out refi on 40 units in KC (20 were S8) where he cashed out seven figures.

Maybe find a vacation rental that can have personal value for me and my family as well.But more so the attraction to selling would be to pay off higher interest debt (and thereby replace some of that warehouse income).

She'll pay me market rate rent, thus keeping that money in the family, and the condo will eventually transition into a more traditional rental property that will support my retirement and that my children will one day inherit.
