I've been doing some light reading, and it sounds like refinancing that property and using the proceeds to reinvest elsewhere might be a better option.

I've read Nelson Nash's books Becoming Your Own Banker and Building Your Warehouse of Wealth to educate myself on alternative viewpoints. 

But I read that there's downsides in doing that just don't know exactly what- capital gains tax, etc. also I was told to open up a new LLC and use my current LLC as the manager.

I considered sound proofing the ceiling of the unit below but I’m reading articles saying that it can be very pricey and it won’t make a major difference.

Based on how I am reading your summary it sounds like there is solid equity in the 2-family in order for a bank to cross-collaterize assets. 

And not even posts where users give me and/or BiggerPockets negative feedback, no matter how much I do not like the posts, or how untruthful I personally feel them to be.
