Greenhorizons, it looks like the experts have sum up your questionto piggyback on what they have said.. wholesaling is quicker and easier money, less effort.. its a good way to start out.. once you build a little cash doing that.. then yes rehabbing will bring more profit per house..but it will take longer to see the fruits of that labor.

In the absense of knowing whether you are buying a lot that has already been subdivided or if it is undeveloped raw land, acreage, etc., it difficult to give you precise response.

I've read that the payout ratio on title insurance is ludicrously low - would it be cheaper to simply self-insure and do the raw research myself (go to the county courthouse and verify good title)?
