If it's cashflow, try to use AirDNA to determine your BnB numbers and give a best prediction as to whether it works.

It is hard to predict what the future will provide.

That's the immediate variable I see coming for the market but the rest I'm in the dark about as far as trying to predict market conditions in the coming years.

I am not an expert but I remember many documentaries on the big fault line there.They predicted when the big one hit after the fault line those properties would literally be reclaimed by the sea and be underwater.

I predict that it is more likely that we will see a law or 2 that come through the AZ pipeline that let towns/counties choose to restrict the percentage of STR's, with a hard stop on a max percentage.

Also, I'm in the same boat, I don't want to retire, if it was up to me, I'd like to start a company working on some big data analysis on housing markets and doing some predictive analysis, projecting how a REI deal can look in the future etc.

It's all such a  predictable game.

Could I have predicted that?

There were some expenses which we could not predict because the former owner had stripped out all the appliances etc.  

I use what I'm good at - market selection/prediction, product type, maximize design & costs/sf, and team development.
