Hello, I am also located in Toronto and have around a decent sized portfolio in Cleveland.

Buyers are loving the softness of Champagne Bronze, and we are using that color for lights, plumbing fixtures, and cabinetry hardware.We find that these elements work no matter where you're located in the US, and no matter the ARV! 

I see a lot of opportunities in the C locations on the Westside of Cleveland.

As others said out of state can be more challenging based on location but local or out of state both can be done. 

Recently a duplex came on the market that I am really interested in, it is located in an A neighborhood.

CT is 1-2 hour drive from my location depending on the town and is manageable for one project.

I am a realtor, investor and own a construction company located in College Station, Texas (home of Texas A&M.) 

It is located in an area that attracts college students/employees, working class families, and military families.

Great location on main hwy. 

I will not know that until I climb under the house and into the attic etc... for inspectionThe area is close to things and is not in a indicated crime location and has a very nice open lot area on the corner with it but again assuming the tenants stay and lease I am looking at that as a smaller issue..Thanks for bringing up the concerns but I have tried to do my due diligence but do not really know is the analyzing aspect has missed something major.
