not everyone wants to be a landlord.. there is a whole bunch of real estate that does not include landlording.. or landlording at small SFR levels so take those comments with a grain of salt  those investors basically focus on that one thing and that is buying the next rental to increase their cash flow by 200 a month.. 

Based on that, do you anticipate increasing or decreasing your investments?

Only reason I've been doing it is to get 0% business credit card limit increases.  

Hi Ethan, I would not entertain the idea of getting more money from this tenant in order to potentially increase your cash flow. 

We signed P&S agreements on 6 different properties totaling 20 units approximately 8 months ago and received a call today that the price we thought we were buying at has to-be increased on average 13% due to the increased cost of construction.

They have increased in value, and our rents have increased by more than 45% overall.

Duplexes provide privacy, flexibility, and scalability, but strict short-term rental regulations may increase upfront costs and maintenance.

The neighborhood has seen a lot of revitalization in recent years, with an increasing demand for both residential and rental properties.

Cost of value add was $120k, so over $580k of increase above costs.  

One property went for almost $100,000, before increased interest in real estate investing, that property would have sold for a high of $50,000 maybe less.
