After putting in about $15k in to the house to "fix it up" ( mainly finishing floors and coating the horse hair plaster) my equity grew but of $40K.  

House is part of a large Golf community, and renters can pay $15/mo for access to community pool, tennis courts, golf course discount, horse stables, yacht club.My wife and I are engineers and max our 401k's.

Maybe I'm different but I'm going to ask that wholesaler to call me anyway every time - I'll verify the title during DD.As a wholesaler (I am not one) I think it's "cart before the horse" to do a title search before I even have a property under contract.

Could be a stall tactic to delay the inevitable.

I used to live in Warren as a kid, at the time I remember they were building 3 bedroom brick ranches like crazy,  if I recall 10 mile east of the horse track area.  

This stalls all progress I make in the first quarter of the year because I am afraid if I buy stocks or a new property that I am going to over extend myself when my tax bill comes.
