Transfer the $90K to a SDIRA, never transfer to a new company.

Maybe consider getting a p.m. company that would do some boots on the ground and some research for you to find out what some of these issues could be because you are not close to the residence in the location, unless you can do some research yourself online, or consult with the historical Society of the area, look things up at the library, there are lots of different ways that you could start this process, but my point being that you may end up losing more money in the long run.

As a management company, we also have a duty to get a property occupied with a qualified resident as soon as possible and sometimes that means adjusting rents down for right now to generate revenue.  

Just hire a 3rd party company that takes care of this for you - worth every penny.

And my IMPRESSION is that with MTR you are getting 1) traveling professionals (nurses) 2) relocating professionals 3) Insurance company temp housing for claimant remodels.

Does anyone have suggested property management companies they've used in Florida that they can recommend I reach out to, to see if we're a good fit for each other?

We don't even a Board yet (it's a new build), and it's all being coordinated by the HOA management company for the building.The developer offered to make the new door key fobbed on each side for entry, and would install a new security camera.
