I am thinking of refinishing living room and kitchen (tile in bathroom) and then doing Vinyl or porcelain planks (floating) in bedroom.  

@Chris Piper  i know this sounds cool.. but its totally illegal for an agent to give out their MLS code.There is much private information on these systems.. and who is to know if your not a criminal of some sorts and use this information to case homes and or other bad stuff.Not saying you of course but you get my drift..

It makes the whole process run smoother by eliminating this scenario and also it helps build a relationship with the agent so when you send a deal over, the agent is happy to float it out to their investors.

It will float up one warm day next year and make someone keel over!

This fall the county will put a new public access in upstream, and because of the particular course of this river it would take literally three minutes to shuttle customers to that put-in, from which they'd have a very scenic four-mile drift downstream and take out right at their cars at our place.
