Deals come in many sizes and flavors. 

If it is offered as stated in the note, that then takes the flavor of non-recourse financing and that can be predatory dealing (without a borrower realizing future consequences).

Each area has it's own little flavor and appeal, so you can always find pretty much anything you are looking for property wise.  

At it's core, real estate investment (in all of it's flavors) is a people business.

Then buy some if those flavor injecting needles that you use for marinating meat.
