Hi, I have a tenant that promised to pay past due 2 months' rent and failed to do so.

It seems we all wait till late spring and their trying to re-list sells / fails and they are  more open to creative offers.

The heat exchange showed it failed due to not enough descaling which I believe (I suspect it was descaled twice).  

This might lighten the weight of the tree toward your property;  so this might help or not. 

Many sites do syndicate MLS data, but it's much more robust for active listings and a large fail for closed statistics.

If they failed to state this in the contract, then I recommend you send a written demand for a copy of the original invoice.

The borrower was elderly, and the investment would tank if this exit strategy failed.
