There is no extensive marketing campaign or advertising needed:  broker I bought through a couple of years ago has approached me to sell to an interested buyer she has identified and she is proposing 6%.   

You'd want to stick to newsfeed ads, and the campaign goal depends on what you're going for, but in general, a lead generation campaign would nail it for all of those... 

I have closed a deal per marketing campaign I've done so far but my close ratio is a little embarrassing.

Lastly, put together a 12 month 12 touch mail campaign using postcards.

I tell them to give me a call if for some reason they are not able to sell their house.I take them off my mail campaign list but I monitor the listing every now and then.

So, I started a yellow letter campaign and have sent out about 100 handwritten letters to non-owner occupied properties.
