Your only escape to all this is, offer him/her 1-5% of the company, that way he is now treated as "owner", no more taxes, WC, etc - only a few bunch of papers that is authorized and notarized, $10 on notary fee and 1 hour of work.

Most lenders will do a hard credit pull before presenting a formalized term sheet, but that is after a property is under contract and your offer is accepted/you submit a full application and send in a credit authorization. 20% down with no STR experience is pretty normal on the market, but you will likely be using a haircut AirDNA projection instead of the full 100% to qualify you.

It's essential to get all the information you can about the squatter: did they ever have a contract with the owner, how long have they been there, how many are there, has anyone told authorities, do they have access to any utilities you'll have to pay for, etc.

If we name someone other than our daughters as executors, that person cannot make a deal with you as the authority to sell the property passed to our daughters, the trustees, as the property is now in their hands.
