I'm toying with the idea of buying a multi-family home and letting them live in it rent-free in exchange for managing the AirBnB rental of the other units.This would solve several problems for me:I wouldn't have to worry as much about their financesI'd have a nice place to stay when we visitWe could build equity (albeit slowly) by paying off the off the property with the AirBnB incomeMy hunch is that this could work out just fine for everyone:My dad has been contracting for the last 35 years and is on the licensing board for the city of Sanibel.

We only have about 4-5 months of good weather during summer so this toy only consumes my time and money about half of the year.

The reason people offer cash is because they are ignorant of how to sell and construct seller financed deals.Most buyer and agents have so few tools in their tool box that they look like Fisher-Price toys.

I'm also toying with the idea of refinancing the auto loan to reduce the payments and give myself more monthly cash to invest....but that wouldn't be very much and I'd still like to pay off the loan asap.

For the literal thinkers out there that believe that the best way to learn is via Non-fiction, remember that most of the best teachers in history used parables, metaphors, fables and other fictional methods of teaching.  

I would also recommend reading books like Getting to Yes to help you out a bit.

Still toying with the idea of a separate mortgage company of my own, with my own funds, that I offer to certain loan brokers when they have a deal that meets specific parameters: "I only loan on 3BR/2BA homes in zip code 88888 which are between $100,000 and $125,000 where the borrower has a credit score between 625 and 700."

I've been landlording for eight years now, and every year I toy with the idea of just liquidating it all and going somewhere with lower taxes.
