The best bang for your buck is arguably 30-90 day trades and I would have made a ton more by having a shorter time frame, but I am happy with my gains and the risks required.Apologies to the op for the hijack but I think this relates to his belief that at some point the house of cards will collapse.

It was just a way to earn a few extra bucks when the circumstances proved right.The same for subject to deals; loan subordination; purchasing of “discounted” notes, or hard money lending.

Today it is worth about 350k, which comes out to about 4.5% per year and that includes the 1970's, 80-'s and 90's - basically 3 decades of economic decay in Milwaukee.

And it is only like 20 bucks/year like others mentioned so unless you plan on being locked in analysis paralysis for a year you will not even save that much...YES if you are buying turn key and plan on using property manager for everything.
