Assuming going rates are NNN $1/sq foot for restaurant space, what is a fair price for the  attached patio space?

I found a house that used to be a bar/restaurant but the town changed the zoning to only allow single family properties in that area.

My wife can be in her office downtown in less than ten minutes, I can get a reservation at the best restaurant in town the same day, and I can go from my couch to my seat at a Brewers game during rush hour in 25 minutes. 

Our lease ended with tenant who is mexican and they moved out of the house.

I have seen some turned into jewelry stores, camera display store, restaurant speakeasy type thing, Fed Ex shipping type place, etc. 

Some REIA meetings might also have food if hosted out of a restaurant space.You can find some free ones with Meetup.com, but they aren't completely free because Meetup charges the host of the Meetup group monthly fees.

Not much on highways, restaurants, bars, etc.Avg rents looking to be consistently over $1,000 with some upwards of $1,500.

Tennis courts, spa, gym, 2 swimming pools, 2 bars, 3 restaurants and a children's village all invite you to relax.

I'm Mexican but I'm not afraid of investing in that neighborhood if the deal makes sense and the numbers add up.

But there are a lot of new restaurants and bars, as well as a brand new luxury apartment complex.I am still personally a hugh fan of Pleasant Ridge because of the spill over from Hyde Park and Oakley where the rents are insane.
