I would recommend attending some local meet up groups or REIA meetings.

Understand the local permitting requirements, keep eyes on your property to avoid squatters, and make sure you have a great vacant insurance policy while you're renovating.

I've also benefited greatly from BP and by the way, BP is not a non-profit to my knowledge.

He knows local investors to bring me bids now that property is cleaned out and cleaned up.

I'm with @Huong Luu but would add join a local REIA and find some PMLs they are always hanging out at meetings.
