But my tenants are pipefitters (they can change a hot water tank), boilermakers (can change a hot water tank with their eyes closed), electricians (can replace a fuse box with a breaker box), electrical crews (can wire a 2 story house for cable tv), scaffold builders (can trim a tree with a pole saw), welders (can replace the factory exhaust with a custom stainless steel exhaust on a riding mower), construction foreman (can add a bathroom counter and vanity).

There is a miscellaneous of like $100 to every $400 I do no matter how thoroughly I estimate ahead of time, or so if feels like it.Paint in and out ($1,000)So far I have gutted the bath room, installed new subfloor,underlayment and tile, sheetrock and FRP throughout, new toilet and sink vanity and shower plumbing, and purchased all the vinyl tile for the kitchen as well ($2,000 including $300 dumpster rental for garage demo).I just can't leave this stuff alone as I do not want to crawl under the house again, or at least not any time too soon.

Our solution for a smaller property was to install the DVR in a locked cabinet in the basement, running the ethernet cable up to the apartment above (when it was vacant).
