I am enrolled in a 4-year college for construction management and see the value to this but also know I can work my butt off for the next 7 years and be very financially secure.

Thanks, we are considering moving *before* 2 years for one major reason: possibly getting our kid enrolled in a dual-immersion program at a specific school district when he first enters Kindergarten (which would be next year 2020).Anyway, the appreciation on the current place actually wouldn't be all that significant relatively speaking.

This particular university has just had the highest rate of enrollment in its history so I am not concerned about vacancy rate.

I was enrolled and doing my MBA when I decided to pursue this avenue of investing instead, so the money I was paying out of pocket to cover MBA courses could instead be used towards educational content in real estate investing. 

Some examples would be a College or University that is increasing in enrolment, a hospital, tech jobs, military base?

This led to enrollment at OWATC which is easily ranked within the top five best decisions I've made in my life so far.

.- The University has seen massive enrollment growth within the last years and welcomed it's largest incoming class in it's 140 year history in 2018.- There is a current shortage in available housing, both on and off campus and multiple new apartment complexes are being built.- There are 3 furnished buildings (built in 2015 but renovated in 2018 to convert to this use) with 25 units that currently have 31 beds in a dorm style layout.- Rent is per bed.- Rent roll shows 0% vacancy and monthly gross rent of $13,880.
