I remember seeing you at the conference (arguably the best dressed attendee, I might add). 

It is harder to turn you down if you are dressed well and look credible.However if they continue to turn you down, you might need to go with a private lender.

How are they dressed? 

This way when the bad debt is paid off, you win in 4 ways:1 - You've eliminated the debt entirely, and none of the money used came directly from you...it came from the tenants.2 - You've eliminated the monthly payments associated with these debts.3 - The cash you were using to make the monthly payments (see #2) can now be used on other personal debts to pay them off, or on other monthly payments, or just as income.4 - The cash flow from the rental property keeps coming in...all dressed up, and nowhere specific to go.

Dress nicely when you show it, vs looking like a guy who just removed the shingles from the roof.Rental concessions (1 month free) might work better than lowering the rent.The unit needs to be competitive with the local competition (reason for pics), and priced accordingly.Are your deposit requirements in line with the local competition, you are not operating in a vacuum.

Never dress up.

I am seeking a go getter realtor, who would know the small things needed to dress up these places to sell at retail.
