@Laura YelinI’ve never been, but when considering new markets I usually just fly there and spend a few days there scoping it out.

They will follow up  with you for documents and look into it, but it's the government --- don't expect to hear from them the next day. 

Each of your sales will need to have overlapping time frames (45 days to identify and 180 to close).

This is what I am encountering, in the current Mortgage Industry.If you think you will go FHA, Conventional, FHA 203k, etc. and then Quit Claim the property, to a LLC, or a Land Trust you run the risk of the lender discovering a Title Transfer occurred and activating the "Acceleration Clause" or "Due on Sale Clause" that requires the loan to be paid in full, within 'x' number of days.

E Equity, how much of the home will you own on day one.  

I'd also tell them if they need to leave before Dec, as long as they provide 30 days' notice, you are fine with it.
