I would use software like Guesty for STR and Avail for MTR if i were to do one or the other type of rental, but not sure what i should use to manage them if using the townhome as both STR and MTR.

Obviously, I don't have insight into your full financial situation, but I would have concerns from a risk management perspective about putting all of your hard-earned savings into purchasing a single property or even a single investment of any type.

For me, the thing that moved the needle more than anything was FOCUS....focus on one neighborhood, one property type, etc. etc.

I would look into getting a registered agent address lots of offerings for this type of service it will help a little with privacy and peace of mind but you can and will be found...For example my county took out the name search for property records but if you go to the tax claim bureau site you can still easily search by name and business name.
