Bottom line it depends on what type of landlord you choose to be.It also plays into a investors priorities of speculative appreciation investing compared to cash flow investing.

The price decline should remind Investors and home buyers, that housing should never be seen as a short-term speculation, but rather as a place to settle & enjoy, in the long run.

Therefore it becomes more speculative buying.

Additionally, over the last 4-5 years, local developers have had incredible success developing/renovating mixed-use buildings, so now there are actual numbers aspiring investors can use to market their business plans more effectively to potential lenders, rather than having to speculate.

If you are looking to speculate, then find something on the edge of the redevelopment zone and see if you can afford to sit-on it for 12-24 months (even then it would be practical if it could carry itself at least 80% or more).

Waiting on price appreciation or rent increases is purely speculative.   

So speculating they will settle for 10-25% of value with investors, they already know heirs typically just walk away and something is better than nothing.

But it is all my speculations, I do not know for sure, and nobody can tell me.
