And you cant beat the weather and the point that everyone wants to live there.The entry points in the Bay Area are very steep and perhaps buying purely for investment purposes is difficult.

@Gregory Schwartz purely my opinion....I think all this pandemic is going to do is to flush out anyone who was half assing it, anyone who didn't do their homework, and people who got emotional. 

It is just another avenue for him to make money using his massive brand power.As for the infamous video, it is lead generation pure and simple.

If you are looking for purely equity, you should be able to weather it.

I think that changes the calculus significantly and the comments on here seem to be assuming this will be a pure rental.

To @Andrew Schutsky's point, IRR can inflate with a quick return of capital, so at the end of the day, I evaluate my deals on pure dollar value, and how those dollars are flowing back to me, and in what time period.

What brands do you recommend and what types do you prefer (battery operated vs hardwired, wifi or not, etc)? 

I’ve also had scenarios where one battery died and it was advantageous to have a second phone with my contacts.

At minimum every rented room should have a smoke detector  (ideally hardwired,  batteries WILL walk away) and a fire extinguisher.
