And you cant beat the weather and the point that everyone wants to live there.The entry points in the Bay Area are very steep and perhaps buying purely for investment purposes is difficult.

To @Andrew Schutsky's point, IRR can inflate with a quick return of capital, so at the end of the day, I evaluate my deals on pure dollar value, and how those dollars are flowing back to me, and in what time period.

At minimum every rented room should have a smoke detector  (ideally hardwired,  batteries WILL walk away) and a fire extinguisher.
