I expect to buy a better deal and because I have some people and systems in place, I expect #2 to start working much faster than #1 did.For me, peace of mind is a valuable asset I guard closely and hold more precious than any financial gain.I have a great W-2 job I love, so today I am happy to follow what I have dubbed “The Turtle Method”.

Thx ok, here's a question for the smart people:When attempting to estimate a property's ARV "potential", how much weight do or would you put on sales that occurred right before the bubble burst, I.e, 2008-09, as reported by zillow, trulia, etc?

But for a faster turnaround of cash and being able to smoother transition into being financially able to do this fullltime I think I will have to do a number of Rehabs/flips first and even more immediately I am willing to do wholesale deals.

It's always lack of time, often stay up late until 1-2 am and have to get up around 6am because of the early daily meeting on the site.I feel I should be full time RE investor because I know what's going to happen, what to do next, however, I don't have enough time to move faster.

overall, 600 isn't horrible because the work is labor intensive, not very DIY. screwing up is definitely a problem due to the potential stresses put on valves by the weight of the radiator, threading it wrong, pipes needing to be manipulated into place for the new valve. sometimes an old valve can get rusted in place, which another ordeal...valve replacement can be a massive ordeal.
