You must be in a strong market to get a valuation $5.3MM so I say it's worth shopping out to more banks.

I have an incentive of $25,000 for going with the builder-specific lender, and I'm trying to figure out the best way to utilize it.

I heard the best thing to do is have a potential cash buyer check out the property as a "partner" however, I cannot propose my offer to any cash buyer if the property is not under a PSA.

I was able to refi (DSCR - 4.5% - 80% LTV) out all but $5k of my own money.

If it's suburban, then the community room would be a good alternative to making it an amenity that brings in some cash to offset its expenses.
