A lot of so-called Tk providers talk an amazing game, but then 'just can't seem to fit in' a visit, have to put it off for months (hoping you'll drop it and invest sigh-unseen), stop replying to emails, become generally evasive, or just leave it to you to fly in but don't take the time to coordinate a tour and meeting.

Make sure you schedule trip so if you get a bad vibe in person, you still have time to call / meet another company.One of the things I would check on is how large is the PM company so if the person taking care of my property goes on vacation or get sick (hopefully not), they can seamlessly back fill; Service calls have to done promptly, rent has to be collected, leasing tours have to be scheduled, emergencies have to be addressed.

I had the thought of hiring a contractor to tour the home with us and point out potential budget busters, I also thought of the lead paint issue, but was going to ask if it had been sealed in all it's years of existence.

Things we look for when we tour properties:Not updated (entrance) property sign/logo - must adapt to current times not when the property was first built; must attract high quality residence Logo not in appropriate sizing/ color, not big enough to see - logo must be emphasized so people can see hence it will bound to be useless; so people will be aware where to goNot well maintained foliage or garden stripsNot coordinated paint scheme (exterior) of the unitsWall (exterior) stainsFurniture (owned by tenant) not well kept in front of the apartment unitPlacement of barbecue grill (personally owned by the tenant) in front of the apartment unit- fire hazard Light fixtures (interior) must be change, must be uniform- existing lights have combination of white and yellowEven if the bathroom and kitchen area looks fine, it needs cleaning (TLC)Mismatched appliances (refrigerator white in color while the oven is color black) - small details make a huge difference.
