:)Now, for the cool part (no, that wasn't the cool part)... the reason we are selling is:(a) we wanted to capture the equity in the property at a time when it *appears* we've reached the top of the cycle (I don't have a crystal ball, I could be wrong, but things have gotten pretty crazy in our market) AND (b) we are closing on a 24-unit apartment complex in September and want to use that equity towards the down payment on the apartment.

If you’re low-balling especially, I would make sure that you’re pointing out that it’s a cash offer. 

Being kind is one thing and taken up as weak is all another ball game.I really stive to avoid all emotional decisions.

You can always try to make a low ball offer and see what happens.Good luck!

Webster dictionary online gives the definition of Elite as "a group of persons who by virtue of position or education exercise much power or influence"I think that describes real estate investors quite well (especially ""education" to exercise power or influence).We are wholesalers, landlords, lenders, etc..

You can sometimes feel people out and get a better idea as to was that a hard no or was that a no but you are kind of in the ball park.

Especially with how further valuations for it will be considered.If you are using comp comparison you are already on the ball. 

If we could predict the economy, we would either be loading up on property or shorting the market, depending on which way the crystal ball points.
