Don't compromise them for the sake of a deal.Build your local team carefully - I'm not a fan of turnkey investing, but if you choose that route, watch out for conflicts of interest.

We don't have to choose between two polar opposite choices of beaten down "investor specials" and full turnkey.

The first one I did where we just did flooring, lower cabinets, sheetrock 2 feet up and paint came in at $27/SF. 

For example, you buy the place and the tenant could claim the Seller allowed them to paint the walls black or that their security deposit was twice what the Seller claimed.

My question is, if the person that was bit chooses to sue, am i not involved since it happened prior to my acquiring, or are you still open to risk.

It is definitely very odd, the problem is there is no recourse if you choose not to provide it.

I also have a unit to turn over (paint, flooring, countertops, fixtures).
