The software at Rich Dad's seminar had amazing features that I feel would make my life easier as a REI.

i have 17 years left on the loan so i had a lot of principal paydown each month. i run slightly into my pocket to pay the repairs/maintenance each month.the kicker was the new house we bought, our quality of life went thru the roof...less commute, triple the space, new home. and an exact house 5 doors down appaised $20k more than our purchase price 6 months later.

However, I felt like I was trying to reinvent the wheel with a complicated system so it made my life easier to hear that type of proposal.

I have one income property I have been getting checks now for 12 years and do very little but check over a monthly cam statement.

Based on that return, when I start taking income in retirement, instead of $x that I would have had from the pension (at the 5% implied investment rate), I will now be able to receive something like $3x to $4x in distributions from my solo K at retirement.Additionally, the typical pension benefit in retirement is based on your life expectancy.

Also, it is nice to have other skills and be marketable in another field in case you decide real estate is not what you want to do with your life.

Only real life examples, I hope they would be helpful for potential renters and their friends, relatives/parents.Landlord greet potential tenant in... underwear and "explain" what he want "My neighbors do not like, that I rent my house, so at morning, when you go to your job, be UNNOTICEABLE, invisible, so they would not even see, thatthere is a tenant here.
